b. The title insurer may require unconditional lien waivers for work performed and
materials provided to the date of closing. In the alternative, conditional lien
waivers plus sufficient evidence confirming the cleared payment of the amount
identified in the conditional lien waiver may be considered.
c. An indemnification and/or other form of security may be required from an
indemnitor acceptable to the title insurer, upon review and approval of financials
provided by the proposed indemnitor.
