ACCESS AND ENTRY ENDORSEMENT SERIES
ALTA ENDORSEMENTS 17-06, 17.1-06, 17.2-06
I. Purpose:
The ALTA 17-06 and 17.1-06 endorsements expand on access coverage in the policy
by giving an assurance of both vehicular and pedestrian access. These
endorsements also give assurances with respect to the right to use existing curb
cuts or other entries along that portion of the public right-of-way abutting the
insured land. The ALTA 17.2-06 provides coverage for loss or damage if the insured
property lacks access to the utilities specified in the endorsement because of gaps,
gores or termination of access through rights-of-way or easements.
The ALTA 17 series of endorsements may be issued with both owner’s and loan
policies.
II. Coverage Provided:
a. ALTA 17-06 (Access and Entry): Insures direct vehicular and pedestrian access to
a public right-of-way abutting the insured land.
b. ALTA 17.1-06 (Indirect Access and Entry): Insures indirect vehicular and
pedestrian access to a public right-of-way pursuant to an easement identified in
Schedule A of the Policy.
c. ALTA 17.2-06 (Utility Access): Insures that right of access to specific utilities or
services over, under, or upon the rights-of-way or easements for the benefit of
the Land will not be interrupted because of: (i) a gap or gore between the
boundaries of the insured land and the rights-of-way or easements, (ii) a gap
between the boundaries of the rights-of-way or easements, or (iii) a termination
by a grantor, or its successor, of the rights-of-way or easements.
III. Title Tips:
An ALTA/NSPS survey will be required to provide the coverage.
