TAX PARCEL ENDORSEMENT SERIES
ALTA ENDORSEMENTS 18-06, 18.1-06, 18.2-06, 18.3-06
I. Purpose:
The ALTA 18 series of endorsements insures that the insured land is maintained on the
real estate tax rolls as one tax parcel (ALTA 18-06 and ALTA 18.3-06), or as several
different parcels (ALTA 18.1-06 and ALTA 18.2-06), which are insured as each having a
unique tax identification number and as containing no more or less property than the
property described in Schedule A of the policy.
The ALTA 18 series of endorsements may be issued with owner’s and loan policies.
II. Coverage Provided:
a. ALTA 18-06 (Single Tax Parcel): Insures that all of the land described in Schedule A
of the policy constitutes a single tax parcel and is not being taxed as part of a
larger parcel of The specific tax identification number is not referenced.
b. ALTA 18.1-06 (Multiple Tax Parcel – Easements): Insures different parcels of land
as each having a unique tax identification number and containing no more or less
property than the property described in Schedule A of the policy. The ALTA 18.1-06
is the only endorsement in this series that also insures against loss if the insured
easement(s) described in Schedule A of the policy can be cut off by non-payment
of real estate taxes or assessments imposed on the burdened property.
c. ALTA 18.2-06 (Multiple Tax Parcel): Provides similar coverage to the ALTA
18.1-06 except the ALTA 18.2-06 does not insure against the loss of the insured
easement(s) if the insured easement(s) described in Schedule A can be
extinguished by non-payment of real estate taxes or assessment imposed on the
burdened property. It is intended for use in those states where a tax forfeiture of
a burdened parcel can cut off or terminate the easement.
d. ALTA 18.3-06 (Single Tax Parcel and ID): Provides similar coverage to the ALTA
18-06 except the ALTA 18.3-06 insures the land taxed under a specific tax
identification number.
