III. Title Tips:

a. The issuance of an ALTA 18-06 (Single Tax Parcel) endorsement should include a
review and confirmation that the entire insured legal description identified in
Schedule A of the policy constitutes a single tax parcel and contains no more and
no less land than what appears on the tax rolls for that single tax parcel.

b. The issuance of an ALTA 18.1-06 and 18.2-06 (Multiple Tax Parcel) endorsements
should include a review and confirmation that the legal description for each
parcel identified in the endorsement contains no more and no less land than
what appears on the tax rolls for the specific tax identification number identified
in the endorsement for that particular parcel.

c. The issuance of an ALTA 18.1-06 endorsement should also include a review of
state laws regarding tax foreclosures and forfeitures and confirmation that they
cannot cut off or terminate an insured easement.
