        ALTA 3.4

        Zoning - No Zoning Classification



        The ALTA 3.4 is issued on land improved with an existing building or structure where no zoning
        ordinance has been enacted by the local government authority or the land has no  zoning
        classification. The endorsement insures against loss or damage if the specific use designated in

        the endorsement is not allowed because it violates a county or municipal zoning ordinance. It
        also insures against loss or damage due to forced removal or alteration of an existing building or

        structure because it violates a zoning ordinance regarding the following matters set forth in section
        2.b.i-v. of the endorsement:



          i.  The area, width, or depth of the Land as a building site for the Improvement;
          ii.  The floor space area of the Improvement;

          iii.  A setback of the Improvement from the property lines of the Land;
          iv.  The height of the Improvement; or
          v.  The number of parking spaces.



        This endorsement is available for owner’s and loan policies.
