        ALTA 50

        Residential Solar-Loan Policy



        The ALTA 50 endorsement is intended to provide a lender with assurance that its mortgage lien will
        not be impaired by rights granted to a third party under a solar lease, power purchase agreement,
        or financing statement filed in the public records and excepted in Schedule B of the policy. The

        endorsement coverage is limited in that it only provides coverage against loss or damage from a
        final judicial determination that the recorded solar lease, power purchase agreement, or financing

        statement is an estate or interest in the land or a lien affecting title.
         
        The endorsement defines a “Solar Energy System” (“System”) as solar panels or shingles, and

        appurtenant energy-related equipment located on the land as of the date of policy. The endorsement
        does not cover any loss or damage or defense costs resulting from any rights to access the

        System. There is no coverage for damages to or diminution in value of the land due to the existence,
        installation, maintenance, or removal of the System on the land. The endorsement also does not
        cover losses if the System isn’t part of the property covered by the insured mortgage or is not part of

        the lender’s security interest. This endorsement is available only for loan policies and only when the
        property is improved with a one-to-four family residence.
