        ALTA 3.1

        Zoning - Completed Structure



        The ALTA 3.1 is issued on improved property. The ALTA 3.1 provides the same coverage as the ALTA 3
        and also provides coverage against the forced removal or alteration of existing structures regarding
        the following matters, as set forth in section 3.a-e. of the endorsement:



          a.  The area, width, or depth of the Land as a building site for the structure;

          b.  The floor space area of the structure;
          c.  A setback of the structure from the property lines of the Land;
          d.  The height of the structure; or

          e.  The number of parking spaces.



        However, as set forth in section 2.c., there is no coverage for failure to comply with any requirements
        or failure to secure necessary consents from the local zoning authority for the specific use.
        Customers may request that the endorsement also insure compliance with the zoning ordinance

        regarding loading docks or drive-thru lanes which can be added as additional items in paragraph no.
        3, if permitted by state regulations and underwriting guidelines are satisfied. This endorsement can

        be issued with owner’s and loan policies.
