ALTA 3.2
Zoning-Land Under Development
The ALTA 3.2 is intended to be issued on vacant land to be developed or improved land under
construction. The coverage afforded by the ALTA 3.2 is identical to that afforded by the ALTA 3.1
except that coverage is limited by the requirement that “Improvements” (as that term is defined in
Section 1.a. of the Endorsement) be constructed according to the Plans identified in Section 1.b. of
the Endorsement. Section 1.a. defines Improvements as “building, structure, road, walkway, driveway,
curb, subsurface utility or water well existing at Date of Policy or to be built or constructed according
to the Plans...” The definition excludes crops, landscaping, lawns, shrubbery, or trees. Plans and
specifications for the improvements to be constructed along with a survey overlay must be provided
to the Company for review. This endorsement is available for owner’s and loan policies.
